Terms & Conditions



Booking

The sending of the online booking form confirms your acceptance of the terms and conditions set out below and as may from time to time be changed and shall be binding on all persons stated on the booking form. Each booking will be confirmed by the owner, as soon as possible after received the booking form and deposit and only on receipt of this confirmaton by you will the booking be treated as confirmed.

Reservations will be confirmed upon payment of a non-refundable deposit of �100 per week. This amount should be received within 5 days of the initial telephone or e-mail booking, or your option will be automatically released.

Once the owners have confirmed the booking to you and you have paid the deposit, the named person on the booking form will be responsible for the total rental price of the property, as agreed on the confirmation. The remaining balance of the agreed rental cost must be paid 10 weeks prior to your departure. If the full balance of the rental cost is not paid as in accordance with these booking conditions, we reserve the right to cancel your booking and cancellation penalties will apply. If the booking is under 10 weeks before before departure then the full payment is required at the time of booking.

Security Deposit

In addition to the rental charge a security deposit of �200 is required to cover breakages or damage to the premises and/or contents and excessive cleaning costs other than those normally incurred in connection with the occupation of the premises. The sending of the booking form confirms your acceptance to pay for any damage of any kind caused by your occupancy of the property. The cost of repairs and/or replacements will be deducted from your security deposit that you provided.

Any excessive cleaning costs by our agents or excessive use of electricity (caused by leaving external doors open with the air condition on) the named person on the booking form will be held responsible for all additional costs which exceed the security deposit.

Cancellations

Providing the owners receive written notice of cancellation not less than 10 weeks prior to the actual booking date, the signatory will not be liable to pay the full balance. It is the responsibility of the signatory to ensure that the signed cancellation letter reaches the owner. Email cancellations are not acceptable. The reservation deposit will be forfeited.If the cancellation is received is received after 10 weeks prior to the start of the holiday the signatory is liable to pay the full balance of the final invoice. If the owner is successful in re-letting the property for all or part of the reservation period, the full balance or the part balance of the final invoice will be refunded. The owners reserve the right to cancel any bookings providing written notice is given and any balance paid refunded. In the unlikely event that circumstances beyound our control, necessitate cancellation of the booking, we will refund any monies paid to the party leader. (Without interest, compensation or consequential loss of any kind).

Cancellation Fees

More than 70 days... Deposit Only
70 - 42 days... 50% of full booking price
41 - 29 days... 75% of full booking price
28 - 0 days... 100% of full booking price

Any alterations made by us will be due to circumstances beyond our control and if not acceptable a full refund will be given.
Amendments

If you have confirmed your booking and then decide to alter dates, we will do our best to help if it is outside of 10 weeks of your arrival. Alterations may incur an administration fee of �25 and if made within 10 weeks of your arrival may be treated as a cancellation and charges made.

Responsibilities

All persons stated ont he booking form are responsible for the care of the property and are expected to take reasonable care of it including the locking of all doors, topping up of pool water (as required) and ensuring the security alarm is activated whenever the property is unoccuplied. At the end of the rental period, all utensils, carpets, furnishings, walls and fittings must be left clean and tidy. It is the guests responsibility to notify the management company immediately of any sudden equipment failure so that reasonable action can be taken to rectify the situation.

Party Size

Everyone occupying the property must be listed on the booking form, including small children. This is Florida state law and must be adhered to. The accomodations cannot be shared or sub-let and only the persons shown on the booking form and permitted to stay in the property. Persons under 21 years of age are not acceptable unless accompanied by parents or responsible adults. The property is fully licensed for short-term rentals in Florida. The owners reserve the right to refuse admittance if this condition is not met. Failure to comply will render the booking void and no compensation will be paid. Sorry at no time will all one-bookings be accepted.

Smoking/Pets

For the safety and comfort of all our guests smoking is not permitted within the property. No pets are allowed.

Liability

The owners and the management company of the property accept no responsibility whatsoever for death, personal injury, accidents, loss or damage to persons or personal belongings however caused. The use of all accomodations and amenities including the pool is entirely at the user's own risk. Children must be supervised by responsible adults at all times when using the pool. Glass or crockery is not permitted within the pool area. The owners or management company cannot accept any liability for any loss of rental time due to travel problems, flight delays or cancellations, industrial disputes or any events outside our control, including any form of Force Majeure. The owners and the management company cannot accept responsibility for the sudden failure of villa equipment but will take immediate reasonable action to rectify any such failure upon notification by the guest. If the pool heater cannot reach optimum temperature due to adverse cold weather conditions the owners or the management company cannot accept liability.

Arrival and Departure

The villa will be available for occupancy from 4:00pm on the date of arrival and must be vacated by 10:00am (prompt) on the day of departure. Before and after these times will incur further charges.

Force Majeure

The owner of the management company accept no responsibility whatsoever and no compensation or any other payment will be made if any cancellation or change to the terms of the boooking becomes necessary due to war or threat of war, riots, civil commotion, terrorist activities, pandemics, industrial disputes, natural and nuclear disasters, fire, flood, adverse weather conditions, building or constructions in progress within the community, technical problems with transportation, closure or congestion of airports, alterations or cancellation of schedules by carriers, or any other events beyound our control.

Owners Access

The owners or their management company shall be allowed access at any reasonable time during your stay.

Law

This conduct is subject to and shall be construed in accordance with the laws of England and all parties hereby submit to the exclusive juristiction of the English courts.

Code of Conduct

Hampton Lakes is a residential community. The actions of all members of your party should not interfere with the enjoyment of either other holidaymakers or the residents of Hampton Lakes. Please do not use the swimming pool, play loud music or engage in any activity which may cause inconvenience to your neighbours after 10:30pm or before 7:30am. In the event that any member of your party behaves in a way that is likely to cause distress, danger or annoyance to any other holidaymakers, residents of Hampton Lakes or damage to any property, the owners or their management company reserve the right to terminate your rental agreement immediately and forthwith. The owners or their management company will not be liable for any costs you will incur, not shall we pay any compensation, nor make any refunds due to this action.

Complaints

Should a problem arise relating to the premises the client should contact our management company immediately. Most problems can be resolved quickly and they are there to ensure that you have a trouble free stay.

Brochure Description

All brochure descriptions are made in good faith and every care taken to ensure their accuracy, but no liability will be accepted in the events of any error.

Clients


Arrival at the villa

With the use of the directions and information we provide to you, on arrival the keys are located on a security lock. With the pin number that we will provide you enter it into the keypad outside the house and the keys are attached.

House Manual

The management company have provided an excellent "House Manual" which we strongly recommend you read on your arrival at the villa. As well as general guidelines there is some extremely useful information including contact numbers etc.

Plumbing

The American sewage plumbing system to the property is only half the size of the UKs system. Therefore clients must be very careful as to whay they flush down the toilets.

Air Conditioning

Air conditioning is provided for your enjoyment however it is very expensive. To keep our prices competitive please can you turn it down if you are out for the day, and keep the doors and windows closed. Your co-operation would be most appreciated.

Computer Use

The villa computer is monitored and any visiting of adult web sites that could be found offensive will not be tolerated and could end up with anybody visiting such sites being asked to vacate the villa.

Vacating the Villa


Keys

At the end of the clients stay in the villa the client shall return the villa keys to the key pad outside the house before leaving Orlando. Failure to do so will result in our security deposit credit card being charged. Please leave the property clean and tidy!

Electricity and Air Conditioning

On departure again your co-operation on this matter is essential. Please turn down (not off) the air conditioning, and turn off all lighting and non essential electrical items e.g. TV, computer, kettle etc. Failure to do this could result in the Management company charging your Security Deposit once they have carried out their inspection.

Insurance

We recommend that you always have adequate cover when travelling abroad. Neither the Management Company nor we can be held liable for any loss, damage or injury arising in connection with your stay at our villa outside of any reasonable control. This includes acts of God, war or civil disturbances, strikes or industrial action, acts of Government or any other events beyound our control.

Passports and Visas

British citizens travelling on the visa waver scheme and staying for less than 90 days should make sure they hold a full British passport which is valid for at least 6 months.
